Quick answer
What can AI fix in real estate photos — and what shouldn't it change?
AI real estate photo editing fixes listing photos without a reshoot: brighter rooms, straight verticals, a blue sky instead of a grey one, a day-to-dusk exterior, and clutter removed. In Kenerate's Edit Studio that is Adjust and Crop & Rotate (free), Change Region for the sky, Relight for dusk and Magic Eraser for clutter. The rule that matters: fix the photo, not the property — MLSs such as CRMLS allow light and colour corrections, but bar removing power lines or changing walls, floors or landscaping, and require a label plus the original for anything altered.

Step 1
Open Edit Studio and upload
Go to /app/edit and add a listing photo — or up to 20 in Batch edit. Sign in free for 25 starter credits.
Step 2
Correct light and lines
Adjust brightness, warmth and contrast, then straighten and crop. Both are free and run in your browser.
Step 3
Use one AI tool at a time
Change Region for the sky, Relight for dusk, Magic Eraser for clutter. Say what must stay the same in every prompt.
Step 4
Compare, label, export
Check each edit against the original at full size, label altered photos “digitally enhanced”, and keep the originals in the listing.

Edits that make the photo better, not the house different
A quick test: would a buyer standing in the room see what the photo shows? If not, label it — or don't make the edit.
Fix exposure, white balance and crooked verticals first with Adjust and Crop & Rotate — free, and allowed by the MLS rules we read.
For a new sky, paint only the sky in Change Region and say “keep the roofline, trees and house exactly the same”.
For dusk, ask Relight for “twilight, deep blue sky, warm light in every window” — and label the result “digitally enhanced”.
Use Magic Eraser for personal items — toiletries, fridge magnets, cords, toys — not for anything that stays with the home.
Never remove power lines, poles, cracks, stains or a neighbour's wall, and never green a lawn the seller won't actually fix.
Don't use AI Expand or Camera Angle to make a room look bigger — both invent space that isn't there.
Keep every original, and post it next to each altered photo.

FAQ
AI Real Estate Photo Editing questions
9 questions
What is AI real estate photo editing?
Using AI tools to fix listing photos after the shoot — brightness and colour, straight verticals, a better sky, a dusk version of the exterior, and clutter removal — instead of editing each photo by hand. In Kenerate's Edit Studio each fix is its own tool: Adjust, Crop & Rotate, Change Region, Relight and Magic Eraser, with Batch edit for up to 20 photos at once.
Link to this answerWhich edits are allowed on MLS listing photos?
Rules differ by MLS, so check yours. CRMLS, for example, lets you adjust lighting, brightness, colour, sharpness, white balance, angle, straightening and cropping as long as the property isn't represented differently. NorthstarMLS's proposed guidelines also allow minor retouching of dust and camera artefacts. Anything that adds, removes or replaces things needs a label and the original photo.
Link to this answerIs sky replacement allowed in real estate photos?
Most MLS rules don't name it. CRMLS's guidance says that when you're not sure, disclose: label the photo “digitally enhanced” and keep the original next to it. Keep the replacement believable — the same time of day and direction of light — and never use it to hide something on the roof or around the house.
Link to this answerCan AI turn a day photo into a twilight shot?
Yes. Upload the exterior to Relight in Edit Studio and describe it: “twilight, deep blue sky, warm interior light in every window, exterior lights on, same house and garden”. It changes the light, not the building. Because a dusk conversion changes how the photo looks a lot, label it as digitally enhanced.
Link to this answerCan I remove power lines or a utility pole from a listing photo?
No — CRMLS says listing images may not be altered to remove unsightly elements like utility poles or wires, and the same logic applies anywhere buyers rely on the photo. An object remover can do it technically; for a listing, leave them in.
Link to this answerCan AI declutter a room photo?
Yes. Paint over toiletries, magnets, cords or toys with Magic Eraser and it fills in what's behind them. Removing small personal items is like tidying before the shoot. Removing furniture that won't convey counts as digitally altered under CRMLS, so label it and keep the original.
Link to this answerCan AI make the lawn greener or fix the paint?
Not for a listing, unless the seller will really do the work. CRMLS doesn't allow landscaping changes — even labelled — and bars changing real property features such as wall colour, flooring and cabinets. Show the lawn and walls as they are.
Link to this answerHow is this different from virtual staging?
Photo editing fixes the photo — light, sky, lines, clutter. Virtual staging adds furniture and decor to an empty room. Both can need a label, and both must leave the property itself unchanged. See virtual staging AI for the furniture side.
Link to this answerIs it free?
Adjust, Crop & Rotate, Filters and Blur & Pixelate are free and run in your browser. The AI tools use credits; a new account gets 25 starter credits, and Qwen Image 3.0 — the Relight default — is on the free plan. Credits come in one-time packs, no subscription, and there's no watermark.

Every common real estate edit, the tool, and the rule
Each line: the edit · the Kenerate Edit Studio tool · what the MLS guidance we read says about it (CRMLS and NorthstarMLS, October 2026).
- Brightness, exposure, white balance · Adjust (free) · allowed — standard correction.
- Crooked verticals, crop · Crop & Rotate (free) · allowed — standard correction.
- Dust, sensor spots, lens flare · Magic Eraser · allowed as minor retouching (NorthstarMLS).
- Toiletries, magnets, cords, toys · Magic Eraser · tidying; removing furniture that won't convey must be labelled (CRMLS).
- Grey sky to blue · Change Region · not named in the rules — label it “digitally enhanced” to be safe.
- Day to dusk (twilight) · Relight · a big change in look — label it “digitally enhanced”.
- Window glare, harsh shadows · Relight or Change Region · fine if the room is shown as it is.
- Higher resolution for print or portals · Upscale (up to 8K) · allowed.
- Power lines, poles, wires · Magic Eraser could, but don't · not allowed (CRMLS).
- Greener lawn, new landscaping · don't · not allowed, even labelled (CRMLS).
- Wall colour, flooring, cabinets, roof, windows · don't · not allowed (CRMLS, NorthstarMLS).
- Bigger-looking room via AI Expand or Camera Angle · don't · invents space that isn't there.
Prompts for the AI edits
Describe the change, then what must not change:
- Sky (Change Region, sky painted): “clear blue sky with a few soft white clouds, same daylight direction; keep the roofline, trees and house exactly the same”.
- Dusk (Relight): “twilight exterior, deep blue sky, warm light glowing in every window, porch and garden lights on; same house, garden and camera angle”.
- Dark interior (Relight): “bright, even natural daylight from the windows, lamps on; same room, furniture and colours”.
- Clutter (Magic Eraser): paint over the items — no prompt needed; check the counter edge and the wall behind them afterwards.
How to label an edited listing photo
CRMLS asks for a term such as “digitally enhanced”, “digitally altered” or “virtually staged” in the photo description, and the original, unaltered photo immediately before or after the edited one. NorthstarMLS's proposed guidelines accept the caption, the file name shown in the listing viewer, or text on the photo. NAR's Code of Ethics sits above both: a true picture, no misleading images.
Simple habit: keep a copy of every original, name edited files with “-enhanced”, and write the label in the caption as you upload.
